What working with us looks like

Eight stages from a first conversation to the keys in your hand. Not every client needs all eight: some come to us at stage one and stay to the end, others only want help getting through planning.

Eight stages

From plot to handover

01

First conversation

What you want to build, what you have, and what it is likely to cost. No obligation either way.

  • Your brief, your plot or search area, and your budget
  • A realistic first view of cost and feasibility
  • Which of our services you actually need
02

Plot and feasibility

Site assessment, constraints, access and services. We tell you early if a plot will not work.

  • Planning history and policy constraints
  • Access for deliveries, materials storage and any crane position
  • Water, power and drainage connections, and the ground
03

Design

Your brief developed into a design, with the budget tracked alongside it from the start.

  • Layouts, elevations and materials to suit the setting
  • Designed with the build method in mind from the first sketch
  • Cost checked as the design develops
04

Planning

Submission, consultation and conditions handled, with drawings prepared for approval.

  • Pre application advice where the site is sensitive
  • Drawings, statements and specialist reports
  • Conditions discharged after approval
05

Approvals and funding

Building control, structural warranty and self-build mortgage stages lined up in order.

  • Building regulations approval before the build starts
  • Structural warranty requirements designed in
  • CIL self-build exemption claimed before work starts, where it applies
06

Build

Groundworks and foundations go in, and the house is built using panels, modules or traditional methods, offsite, on site or both.

  • Design fixed and signed off before the build starts
  • Panels or modules made offsite in parallel with the groundworks, or the structure built on site
  • Foundations and service runs prepared to the fixed design
07

Weathertight and services

The house is made weathertight, whether it was craned in or built on site, then utilities and connections are completed.

  • Deliveries, lifting and materials storage planned around the site
  • Roof, walls and openings closed in and weathered
  • Water, power, drainage and data connected
08

Fit out and handover

Internal finishes, commissioning, sign off and the keys in your hand.

  • Kitchens, bathrooms and finishes completed
  • Heating and ventilation commissioned
  • Final building control sign off and handover
Questions

About the process

Do I have to go through all eight stages with nHouse?

No. Not every client needs all eight. Some come to us at stage one and stay to the end, others only want help getting through planning, and some arrive with an approval and want the build.

How long does the whole process take?

It depends on the plot, the design and above all the planning process, which is the least predictable stage. We give you a programme for your project once we understand the site, rather than a headline figure.

When do I need to have my funding in place?

Earlier than most people expect. A self-build mortgage is usually arranged once planning is granted and the design is fixed, and it releases money in stages. We plan the build around those stages so the money and the work line up.

When is the price fixed?

The house itself is priced against a settled specification once the design is fixed. Groundworks and connections are firmed up as the surveys come in, which is why we investigate them early.

Wherever you are,
start with a conversation

You do not need drawings, a planning decision or a fixed budget to talk to us. Most of our clients did not have any of those when they got in touch.
